I once met a seller who asked me for a valuation on his property, he was livid at my price!
He proceeded to list his property For Sale with another agency, the property remained
on the market for 6+ months as an Inflated Sole Mandate, needless to say, the valuated price indicated six months ago is now the property one sees on the sites as Under Offer, what a waste of time!!
As a Property Practitioner you may not win all the mandates, but with 16 years of experience dare I say Experience is key to your success in moving on to your next chapter. When consulting with a seller, I will always have your best interest in mind, staying on the market too long is not advisable as potential buyers view the property as:
A) Overpriced
B) Something must be wrong with the property.
- List your property at the Right Price
- The first 30 days are crucial for access to potential buyers or the property will start to cool off
- Dare I say, the first offer is 90% of the time The Best Offer, negotiate to close the sale.
