Your first property purchase

I remember venturing into property ownership when I was about 25 years old. It was both exciting and daunting at the same time.

My nerves were finished, dependent on my rental every month from my tenants, which thankfully was never a problem.

I think back in those days there weren’t any Bond Originators like Betterbond, OOBA, etc I transacted with my bank directly.
Today your bank may not even be the best option, so take the agent’s advice and shop your bond through an originator for competitive interest rates.

My advice:

  1. Get pre-approved for a bond, this way you know your buying power
  2. Use a bond originator for this, you may forget some expenses and be disappointed when you use your bank APP as a buying guide! (this is very, very true)
  3. Never make a big purchase like a car when in the process of looking for a house to buy this will affect your buying amount
  4. Never buy a car after you have secured an agreement of sale for a property, the bank can change its bond grant value or withdraw the grant
  5. I cannot stress points 3 and 4 enough!
  6. Location, location, location no words could be more true when buying your first home, it may not be your forever home, so buy wisely – chat with your agent!
  7. A good agent will want you to be a client for life, and build a relationship of trust.
  8. Ensure you use an agent that is experienced and has been in the industry for a while.
  9. Ensure you build a relationship with a sound Brand, that has been established for many years.
  10. Lastly, breathe, have fun and enjoy the experience.
